The challenge 

Len's Self Storage is one of Scotland's longest established, family-run storage providers, operating four facilities across Edinburgh and Glasgow. 

Like many growing businesses, Len's faced two equally important marketing challenges. 

First, the business needed a consistent flow of high-quality enquiries to drive occupancy across its sites and support continued commercial growth. 

Second, in an increasingly competitive market, Len's wanted to strengthen brand awareness and ensure it remained front of mind when customers eventually came to choose a storage provider. 

Balancing these objectives required more than simply generating leads or increasing brand visibility in isolation. Success depended on creating a joined-up marketing strategy that could build awareness over time while continuing to deliver measurable commercial results in the short term.

The approach

At the heart of our strategy was a paid search programme focused on capturing high-intent customers actively looking for storage solutions. Alongside driving enquiries, paid search also became our primary measurement channel, allowing us to understand customer demand, evaluate campaign performance and measure the impact of wider marketing activity. 

To complement this, we developed a broader brand awareness strategy designed to increase Len's visibility across both Edinburgh and Glasgow. This included Out of Home (OOH) and Digital Out of Home (DOOH) campaigns using targeted premium placements, to keep the Len's brand front of mind amongst local audiences and generate demand long before customers were ready to enquire. 

By combining brand awareness with performance marketing, we created a joined-up strategy where offline activity increased awareness and consideration, while paid search captured and measured that demand when customers actively searched for storage. 

Beyond campaign delivery, we supported Len's through website improvements, strategic consultancy, campaign planning and ongoing optimisation, ensuring every marketing activity contributes towards the wider business objectives.

Results

Comparing the first six months of 2026 with the same period in 2025, our integrated marketing strategy delivered significant improvements in both customer acquisition and marketing efficiency. 

Year-to-date highlights: 

  • 262% increase in customer conversions
  • 212% improvement in conversion rate
  • 46% reduction in cost per conversion
  • More than 3,000 customer conversions generated
  • Integrated online and offline marketing strategy supporting long-term business growth
